-Advertise, show, lease, inspect, contact maintenance, and collecton
- IRG will prepare, place, and pay for all advertising a IRG's sole discretion
- IRG will show property to prospective tenant(s)
- IRG will provide access online for tenants to pay rent and submit work orders through company website
- IRG will collect and process applications from prospective tenants
- IRG will negotiate, execute, re-negotiate, or cancel rental agreements/leases with tenants
- IRG will coordinate all collection of security deposits, rental payments or other fees
- IRG will maintain escrow account, as well as refund security deposit(s) to tenants less the allowable deductions within 30 days othe the tenant vacating.
- IRG will coordinate all collection issues and tenant evictions
- IRG will coordinate all move in and move outs with 360 degree inspections (pictures included)
- IRG will conduct routine inspections of the property this includes borough or township inspections
- IRG will coordinate emergency interior/exterior maintenance (including common areas), improvements and repairs as needed to the property on the owner's behalf.
- IRG will coordinate transfer of utility services
- IRG will process account payable and receivable transactions.
- IRG will provide year end reconciliation reports for tax purposes
- IRG will regularly disburse owner draws of excess operating funds provided owner at all times maintains positive balances (by 30th of each month)
- Owner will have access to owner portal on the company website to view monthly reports
